What's inside

From the rules to hospitality, in one document

Opening an agriturismo isn't opening a hotel in the countryside: it's a farm that adds hospitality. The guide walks you through it in order, and where the rules leave it to your Region, it says so.

Who can open one

The farmer requirement, a real working farm and the "prevalence" principle: who can (and can't), in plain words.

The legal steps

The process one step at a time: from the farm to the SCIA, health requirements, fire safety, regional register.

The CIN and everyday duties

National Identification Code, guest registration, ISTAT and tourist tax: what comes back every single day.

Taxes in short

Flat-rate scheme, VAT and when the ordinary regime is worth it, with a real example from a working agriturismo.

Being a host

Guest experience, which services to offer, the guest guide for international guests, the local network.

The tools to run it

Channel manager and management app: how to keep bills, cleaning and takings in order without drowning in paperwork.

Why trust us

Written by people who actually run one

Not another guide copied off a forum.

  • We're Fattore, and we run Ca' del Ciuco in the Reggio Emilia hills, every day.
  • With cited, 2026-updated legal sources: Law 96/2006, the tax regime, and the CIN, mandatory and often forgotten.
  • Real examples, not theory: how we handled costs, the pool, seasonality and international guests.

Questions

Where everyone starts

Who can open an agriturismo in Italy?

You need the IAP (professional farmer) qualification and a real, prevalent farm. Not a farmer yet? You can start one: many begin by setting up the farm first. All the requirements are in the guide.

How many rooms or beds can I have?

There's no single national cap: Law 96/2006 leaves it to the Regions. Roughly 30 to 40 beds, higher in mountain, disadvantaged or protected areas. The guide shows how to check it for your Region.

Does the CIN apply to my agriturismo too?

Yes. The National Identification Code requirement expressly includes agriturismi, even if you already have a regional code. It must be displayed in the property and in every online listing.

How much does it cost to open one?

It depends on buildings, works and location. The guide covers what to budget and where to look for regional grants, PSR and rural-hospitality measures.

Is the guide really free?

Yes. Leave your details and get the download link right away. If you want, we'll also send useful content on opening and running a property. No spam, unsubscribe anytime.
