Price and value
Why it costs what it does
What you pay for, what you get and what you don't pay for.
Why does Fattore cost €39 or €59 a month?
Because it does the work of four or five different tools. To cover the same things with separate apps (check-in and registrations, restaurant till, shifts, room bills) an 8-room agriturismo spends around €136 a month, according to the public price lists we checked on 7 October 2026. And that still leaves out housekeeping, the shopping list and a single view of your takings. With Fattore Full you spend €59 a month (launch price, VAT excluded), for the whole property and with unlimited team members. You'll find the item-by-item comparison below.
What's behind the price?
Months of development and a real property that uses it every day. Behind the screens there's a service that talks to channel managers, to the Italian State Police's Alloggiati Web portal and to translation services, and that keeps your property's credentials encrypted. Every feature was tested at Ca' del Ciuco before it reached you. And there's just one app for everyone: when we improve something, you get it straight away, with nothing to update.
How much does it cost?
The Free plan is free; to activate it we ask for your credit card details. Smart costs €39 a month and Full €59: that's the launch price, locked for your first 12 months, then the list price of €59 and €79 applies. VAT excluded. Above 15 rooms we'll give you a quote.
Do I pay for each team member?
No, the price is per property. Devices and team members are unlimited: everyone has their own profile with a PIN and sees only their modules. The owner sees everything.
Is the Free plan really free?
Yes. It includes online check-in, sending registrations to Alloggiati Web, the ISTAT file for your Region, the guest guide in Italian and English, the shopping list and shifts for up to 2 people. It never expires. To activate it we ask for your credit card details. When you need bills, orders, housekeeping and takings, you move to Smart or Full.
Is the annual plan worth it?
If you plan to stay, yes. Smart costs €399 a year and Full €599 a year. Paying month by month, a year of Smart costs €468 and a year of Full €708. Assisted setup is extra either way: €190 one-off, free for now for those in the beta programme. VAT excluded.
Are there any extra costs?
The fee covers the app, updates and all devices. There are only three extras, and only if you need them: assisted setup (€190 one-off); a setup fee to connect your channel manager, if it isn't connected yet; and an upgrade of your channel manager's plan, because some only open the connection on their higher tiers (BedBooking, for example, only from the Max plan). WhatsApp messages to guests go out with a link from your phone and cost nothing. Prices exclude VAT; launch prices apply for your first 12 months, with a 6-month minimum commitment.

Prices checked on 7 October 2026 on the providers' official pages; they may change, so always check them on their websites. Some providers don't state whether VAT is included; Fattore's prices exclude VAT. The other tools also do things Fattore doesn't (Krossbooking, for example, manages bookings). The comparison
Fattore and the alternatives
All-in-one systems, registration-only services, separate apps.
Does Fattore replace my property management system?
No, and it doesn't want to. Bookings stay where they are: Fattore reads arrivals and departures from your channel manager and takes care of what that system doesn't do. Orders, room bills, housekeeping, takings, shifts, WhatsApp messages to guests, check-in with Alloggiati Web and ISTAT.
How is it different from an all-in-one management system?
An all-in-one system takes the place of your channel manager: to use it you have to change the way you sell your rooms. Fattore sits alongside what you already have and covers the day. In all-in-one systems, some parts cost extra or are missing: for example, TeamSystem Hospitality for 8 rooms costs €720 a year plus VAT, the housekeeping app another €145 a year, and the restaurant till and shifts are left out (public price lists as of 7 October 2026). In return it does things Fattore doesn't, like the booking engine and electronic invoices.
And compared with a check-in and Alloggiati-only service?
Services like Wiisy or Chekin do one thing well: check-in and registrations. For 8 rooms they cost from €15 to around €30 a month: Chekin Basic charges €1.50 per room with a 10-room minimum, Wiisy €29.60 plus VAT (public price lists as of 7 October 2026). In Fattore, online check-in, Alloggiati Web and the ISTAT file are already in the Free plan. On the paid plans, check-in is linked to the bill, housekeeping and takings.
Why one app instead of lots of specialised apps?
Because in a property everything is connected. Table 4's dinner has to end up on room 3's bill, the closed bill has to become takings, the departure has to tell housekeeping the room needs doing. With separate apps you carry that information by hand from one to the other. With Fattore it moves by itself. And your team only learns one app.
Who made it?
People who do the same job as you. Fattore was born inside a real agriturismo, Ca' del Ciuco, where we use it every day: every feature was tested in the field before it reached you.
What doesn't Fattore do?
We'd rather tell you straight away. It doesn't manage bookings, rates or portals: that stays with your channel manager. It doesn't issue electronic receipts and doesn't connect to the cash register. For ISTAT it sends the data automatically only with Ross1000; for the other regional portals it prepares the file to upload, but doesn't send it yet. For the tourist tax it calculates, keeps the register and prepares the summaries, but you file the return yourself. WhatsApp messages go out from your phone with one tap: there's no automatic sending yet.
Team
Teamwork
Profiles, different languages, shifts and hours.
How has the team's work changed at Ca' del Ciuco?
The information people need to work no longer gets passed by word of mouth: it's in the app, the same for everyone and updated at the same moment. Housekeeping sees the day's arrivals and departures and marks the room ready. Dining room staff send orders from their phone. Hours are logged at the end of the shift. Everyone works from their own phone, with their own profile.
Does every team member see everything?
No. Everyone has their own profile with a PIN and sees only the modules they need: housekeeping sees the rooms to do, dining room staff see the orders. The owner sees everything, takings included. You can use your team's phones or a shared tablet: devices are unlimited.
I have staff from abroad: how do we understand each other?
The app can be used in 17 languages, so everyone can read it in the language they know best. And lots of things need no words: room status (to clean, being cleaned, ready) changes with one tap, the checklist gets ticked, the order reaches the kitchen already written. Fewer calls and fewer voice notes to translate on the fly. One thing to know: the entries you write yourself, like menu dishes or checklists, stay as you write them. Automatic translation of your own texts is currently available for the guest guide.
How do shifts and hours work?
You prepare the shifts in the calendar and everyone sees theirs on their phone. Hours worked are logged with the server time, so there's no arguing about when someone started. Holidays are covered too. At the end of the month the hours summary is ready for your accountant.
How it works
Under the bonnet
Bookings, registrations, online check-in and installation.
What happens when a booking comes in?
Fattore reads it from the calendar or your channel manager, and everything else follows from there: the bill for the stay, the welcome message with online check-in, the room on the housekeeping list, the Alloggiati Web registration on arrival, orders on the bill, takings at departure and the ISTAT file at the end of the month. You'll find it step by step on the page How it works.
Does it work with my channel manager?
We're connecting the most widely used channel managers on the market. If yours isn't ready yet, we'll connect it for a small one-off setup fee. And if you don't have a channel manager but need one, we'll tell you which to choose.
How does sending registrations to Alloggiati Web work?
Fattore uses your property's Alloggiati Web credentials and keeps them encrypted. You can send registrations with one tap or switch on automatic sending: it goes out when you mark the guest as arrived, or at 11 pm at the latest. The portal only keeps receipts for 30 days, but they must be kept for 5 years: Fattore downloads and files them by itself. Identifying the guest remains your responsibility, as the law requires.
How do online check-in and the guest guide work?
Before arrival you send the guest the check-in link. They fill in their details on their phone and can read their ID with the camera: the reading happens on their phone and the photo is neither saved nor sent. They open the property guide (Wi-Fi, opening times, menu, what to see) from a link or a QR code, automatically translated into up to 37 languages.
Do I need to install anything?
No. Fattore is a web app: you open it from a link and add it to your home screen, like a real app. It works on iPhone, Android and PC, without going through the App Store. The app is already translated into 17 languages and the guest guide goes up to 37.
Data and security
Your data
Where it lives and what happens if you stop.
Where does my data go?
To servers in Europe, in a private database for each property. Your property's data never mixes with anyone else's.
If I stop paying, what happens to my data?
The app stops, but your data stays where it is, safe. If you reactivate your subscription it picks up where you left off. And you can export it at any time.
Getting started
Day one
On your own or with us on a video call.
Can I set it up on my own?
Yes. Fattore installs completely on your own, following a simple step-by-step guide. If you'd rather have company, there's the assisted setup package: we get on a video call and set everything up side by side, from the property to the rooms to the menu. Assisted setup costs €190 one-off. For now it's free for those in the beta programme.
