Safety in accommodation: detectors and extinguishers after the CIN
Updated 12 October 2026
Applies in Italy: the rules in this article are for agriturismi, B&Bs, campsites and other holiday accommodation in Italy.
In short. By requesting the CIN you declared that each unit has working gas and carbon monoxide detectors and compliant extinguishers. The basic rule for extinguishers: at least one per floor and one every 200 square metres. Gas detectors aren't needed if you have no gas appliances.
The CIN isn't just a code to display: it's also a signature on a safety declaration. It's worth knowing what you declared, before someone comes to check.
Where the obligation comes from
The safety requirements are tied to the CIN, introduced by article 13-ter of decree-law 145/2023. They cover short-term and tourist rentals and accommodation businesses. Agriturismi are included: we explain it in the CIN article.
What you need, concretely
- Working combustible-gas and carbon-monoxide detectors. Not needed if the unit has no gas appliances.
- Compliant portable extinguishers, maintained per the law and the manufacturer's instructions.
How many extinguishers and where
| Unit | Extinguishers |
|---|---|
| One floor, up to 200 m² | at least one |
| One floor, over 200 up to 400 m² | at least two |
| Several floors | one per floor, plus one extra on each floor over 200 m² |
The general rule: one every 200 square metres or fraction, and at least one per floor. The obligation applies even if you rent a single room of the unit.
Maintenance matters as much as buying
- An empty or expired extinguisher is like not having one.
- Detectors must be kept working: batteries and periodic checks.
- Keep a record of checks: if inspected, they show you're compliant.
Where does Fattore come in?
Here Fattore doesn't come in: safety is your obligation and no app replaces it. We can, though, help you keep the rest in order (registrations, tourist tax, bills), so you spend your time on what really matters, this included. See the modules.
Frequently asked questions
Do they apply to a single rented room?
Yes. The safety requirements apply even if you rent a single room of the unit.
If I have no gas, do I still need detectors?
Combustible-gas detectors aren't needed without gas appliances. A carbon-monoxide detector is still useful where there's combustion (boilers, fireplaces, stoves).
What do I risk if they're missing?
They're among the requirements declared for the CIN: their absence is a breach, penalised by municipalities. Above all, it's a risk to your guests.
