Running a campsite: how to handle pitches and bungalows every day
Updated on 28 October 2026
In short. Running a campsite splits into three jobs that keep bumping into each other: arrivals, the day itself (bills, shop, bar, rentals) and bungalow cleaning. It works when every pitch and every bungalow has one place where you write down what happened, like a room at an agriturismo.
At six in the evening pitch 12 wants ice, bungalow 4 has run out of towels and a camper van is waiting at reception to check in. If the information lives on three different sheets of paper, something gets lost. Usually the ice.
How do you keep arrivals under control?
Bookings stay on your channel manager. The arrival itself is a different job, and it is easier when you prepare it before the guest is at the gate.
- Before arrival: one message with times, directions and campsite rules. Even better if it points to a digital guide, so you don't answer the same question five times.
- Documents and details: if guests fill them in online before arriving, reception only hands over the key tag and the directions.
- Assignment: write the pitch or bungalow where the whole team can see it, not only on the sheet of whoever was at the desk.
- Guest registration: guest details must be reported to the police, campsites included. The details are in the article below.
Everything about it is here: Alloggiati Web: how and when to submit guest registrations.
Pitches and bungalows: same thing?
For bills, yes: each is a unit with a guest, dates and a bill that fills up. For cleaning, no. A pitch doesn't get made up, a bungalow does: beds, bathroom, kitchen, linen. Treat them like rooms for bills and arrivals, and separate the work when it comes to cleaning.
How do you keep track of shop, bar and rental charges?
At a campsite small purchases are many and scattered: morning bread, ice cream, a rental bike, a gas bottle. One rule works: whatever is sold or rented goes on that pitch's or bungalow's bill right away, not at the end of the day.
- Whoever serves writes it down: the person selling bread logs the bread, instead of remembering it at the till.
- One bill per pitch or bungalow, with everything in it (stay, extras, rentals).
- At check-out the bill is already complete: check it, take the payment, say goodbye.
The same method works for rooms at an agriturismo: see Room bill and extras: how not to forget anything at check-out.
How do you organise bungalow cleaning on turnover days?
Turnover day is the heaviest: departing guests leave late, arriving guests want in early. Three habits help:
- The evening before, list the bungalows to prepare, in order of arrival.
- Every bungalow has a status everyone can see: to clean, being cleaned, ready.
- The checklist is the same for every bungalow, so it doesn't depend on who is cleaning.
More ideas, written for rooms but just as valid here, are in Room cleaning on turnover days.
So where does Fattore fit in?
Fattore does not manage bookings: they stay on your channel manager, from which Fattore reads arrivals and departures (without a channel manager it also works manually). Once an arrival is registered, at a campsite it does this:
- pitches and bungalows are managed like rooms: guest, dates and bill;
- products, services and rentals go on the bill, sold at the counter or charged to the pitch;
- the cleaning module is used for bungalows: status, checklist and linen;
- online check-in and a digital guest guide, in up to 37 languages;
- WhatsApp messages from your phone, with no platform fees;
- guest registrations and ISTAT files.
What it doesn't do: it doesn't issue fiscal receipts (it prepares the bill, which you then ring up at the till) and it doesn't bring in customers.
Details are in the modules, the channel manager integrations and the campsite management app page.
